By Steven Rich The Difference between Titled and Rights of Possession Properties There is a lot of confusion when foreigners look to buy real estate in Panama. Thats because some sellers have actual title and others only sell their rights to possess a property. Moreover, deeds of title are different in Panama from the United States or Canada. Lets clear up this confusion. Panama recognizes three different types of real properties: Titled, Rights of Possession, and Concessions. 1. TITLED PROPERTY Titled property is similar to fee-simple title in the United States and is the most secure form of real property ownership in Panama. The Constitution of the Republic of Panama guarantees the right to own private property. Titled properties measured and properly recorded in Panamas Public Registry office verify ones real property title. These verifiable, guaranteed rights allow banks to issue mortgage loans for titled properties by registering liens against ones title as collateral. Purchasing titled property is simple by following these procedures: a) Negotiation: If you are dealing through a real estate agent, make sure all of the terms and conditions are clear and in writing. Make sure that the written contract clearly sets forth the payment amounts and dates. If you are dealing directly with the seller, all terms should be clearly understood before hiring an attorney to prepare the written contract. b) Promise to Purchase Contract: Instead of a Purchase & Sale Agreement (common in the United States), the buyer and seller initially sign a Promise to Purchase (the property) Contract. A small down payment when signing a written Promise to Purchase Contract secures the property while the buyer conducts a title search to verify the sellers ownership. In the meantime, the purchaser arranges for financing (if not paying fully in cash) and setting up a corporation (if applicable) to hold title. Register this contract at the Public Registry to prevent the seller from selling the property to another party prior to the Closing. c) Title Search: Once you sign the Promise to Purchase Contract, you should hire a competent attorney to conduct an investigation of the sellers title at the Public Registry. The lawyer will also verify that the property is free and clear of any encumbrances, liens, and other issues affecting transfer of title. Title Search also includes reviewing the catastral survey map. In many cases, a professional surveyor will verify the map points on the property to avoid future boundary conflicts. Finally, have your lawyer verify the main utility debts (water & sewer) with the government agency providing them (IDAAN). d) Buy-Sell Contract: Upon conclusion of the Title Search, the parties sign a formal Buy-Sell Contract (also known as Public Deed of Title Transfer). The escrow agent pays the sellers final balance and transfers title into the buyers name. I highly recommend using an established Escrow company to protect both parties. e) Title Transfer: This process is known as the Closing in the United States. Property ownership officially transfers to the buyer when both parties sign the Buy-Sell Contract (Public Deed of Title Transfer) and registers it with the Public Registry. If title is in a corporations name and the buyer chooses to, the seller merely transfers the corporations sharesto the buyer without transferring title. In order to facilitate the Closing by assuring the seller will be paid and the buyer will receive full Title; the attorney prepares a Promise To Pay Letter from a local bank. This letter guarantees full payment to the seller when the Title Transfer registers at the Public Registry. Problem Solved: The Promise To Pay Letter solves a typical Closing problem. Sellers usually require full payment when they sign the Public Deed of Transfer prior to the actual registration of Title Transfer at the Public Registry. There have been instances when the seller received full payment, but the Deed was not registered (or the government rejected the deed). The buyer did not become the new owner because there was no record of the title transfer in the Public Registry. The Promise To Pay Letter guarantees payment to the seller by a local bank while assuring the buyer that payment is not made until actual transfer of title. 2. RIGHTS OF POSSESSION This is similar to squatters rights. This is where government owned property is occupied by a Panamanian (or entity) over time. Possession rights granted to the squatter through a simple certification document issued by either municipal mayors, sheriffs, or other government agencies such as the Agricultural Reform Department (Reforma Agraria). There are no property taxes because the possessor does not own the property. However, any structures built on the property may incur municipal and/or national taxes if they are registered. Possession rights become titled by purchasing the property from the government. However, certain coastal areas, national parks, or islands are protected properties where the possessor can apply for an administrative Concession over the land guaranteeing use of it. To acquire possession rights over a property, it is important to follow these steps: 1. Promise to Purchase Contract: Pay a small down payment at the signing of the Promise to Purchase Rights of Possession Contract securing the property and providing enough time for the due diligence. During this time, the buyer coordinates payment arrangements for the closing. Contracts for the purchase of Rights of Possession cannot be registered at the Public Registry; therefore, a public notary should authenticate them. 2. Due Diligence: Unlike titled property that is easily verifiable through the Public Registry, the due diligence procedures on Possession Rights property is more complex. Panama has no central database of Possession Rights properties. Therefore, buyers of Possession Rights should take extra precaution during the due diligence process. Generally, the extent of the due diligence investigation that one can realize on Possession Rights property is the following: a. Verification of Certification of Rights of Possession: The Certification of Possession Rights validly issued from a competent government authority containing the possessors name and correct description of the property in terms of location, size (area), limits, boundaries, and neighbors on all sides. b. Verification of Survey: A survey stamped and signed by a professional, licensed, surveyor engineer. This identifies the possessors name, location and reflects the same information in accordance with the Certification of Possession Rights. c. Inspection: The main elements to verify are: physical occupation, no opposition by third persons, and good faith. Your surveyor identifies and marks the points of the property confirming these points with the neighbors to ensure that there are no future
boundary conflicts. This requires a physical inspection. In addition, the property should be marked and fenced, delineating
the boundaries. d. Permit Verification: In some cases, if the buyers intentions are to build a certain type of structure or project on the Possession Rights property (for example, a marina, port, hotel, airstrip, etc.), it is necessary to verify if there are any national or municipal regulations prohibiting those activities in the area. 3. Buy-Sell Contract: After verification, the seller expects the final balance at the signing of the Buy-Sell Contract. If you use an escrow agent, payment of the final balance is made once the Possession Rights Certification transfers to the buyers name. Contracts for the purchase of Rights of Possession cannot be registered at the Public Registry; therefore, a public notary should authenticate them. 4. Possession Rights Certification Transfer: The possession rights over the property officially transfers to the buyer in the Possession Rights Certification. This occurs immediately after each party signs the Buy-Sell Contract. If the possession rights are in a corporations name, the buyer agrees to purchase the corporations shares. Then there is no transfer of Possession Rights Certification, only a transfer of the corporation shares to the buyer. 3. CONCESSION PROPERTY Concession property is similar to a land lease arrangement, common in Mexico or Hawaii. This is where the government grants a Concession to an individual or an entity for a specific purpose, such as a real estate development, hotel, or marina. Most Concessions in Panama are granted for a maximum of 20-year (renewable) periods. However, some Concessions are granted for up to 40 years (renewable) in specially designated areas such as the Amador Causeway where there are commercial and condominium developments currently being sold. Concession Property exists in special coastal or other governmentally protected areas where actual title is prohibited by law. In many cases, real estate developments on Concession properties offer investors time-share or fractional ownership arrangements, which are very common in Mexico and other resort-type coastal areas around the world. Unlike Possession Rights property, the government through a specific contractual agreement guarantees Concession property. Therefore, there is very little risk to the investor. Title insurance companies generally offer title policies for Concession properties. ACQUIRING TITLE OVER POSSESSION PROPERTIES Titling Process is the official administrative procedure to purchase Rights of Possession property from the Panamanian government. You are buying the property from the government and registering the Buy-Sell Contract with the Public Registry. Island properties cannot become Titled according to the Constitution of the Republic of Panama (only mainland can become titled). However, there are some titled Island properties registered before the Constitutional restrictions existed which can be sold. All beachfront titled properties require a 22 meter set back due to high tide. TITLE INSURANCE Even though Panamanian laws are setup to protect foreign investors, you should always take precautionary measures to insure your investment. I recommend Title Insurance for every property transaction. This is readily available in Panama through major international title insurers, such as LandAmerica Lawyers Title and Stewart Title. Title policy costs are minimal and the peace of mind is definitely worth the cost. In Conclusion: Now that you have learned the different types of real property rights in Panama, you can take steps to protect your investments. Look for titled properties first. Make sure that you use a competent real estate lawyer to prepare your Promise to Purchase Contract, to conduct a thorough Title Search, and to prepare your Buy-Sell Contract. Hire a good Escrow company to ensure that all documents registered with the Public Registry before making final payment. If you purchase Rights of Possession, hire a competent real estate lawyer to prepare your Promise to Purchase Rights of Possession Contract, conduct Due Diligence, and to prepare your Buy-Sell Contract. Hire a professional surveyor to verify all-important facts. Protect your original documents from loss because they will not be registered. Obtain Concession rights for using government property whenever you can. Again, hire a knowledgeable real estate lawyer to prepare your contracts. Finally, purchase Title Insurance to protect your investments. With these precautions, you should be able to enjoy full rights of ownership or possession of your new real property purchases. Permanent Hair Removal: How Permanent is it?
By Chonticha Marijne Some people grow tired of shaving, waxing and plucking, and consider permanent hair removal as a logical course of action. Knowing what's available and how much it costs is a determining factor, as are method and convenience. Does permanent hair removal really work? Will hairs eventually grow back? Inform yourself before making that appointment to ensure complete satisfaction. Permanent hair removal can be accomplished with several different methods, but the most common is electrolysis. This method utilizes a light ray that can travel beneath skin layers, without damaging them, to pinpoint a hair follicle. Permanent hair removal is a misnomer, however. Heat generated in this light ray then damages or destroys the hair follicle, resulting in little or no hair growth for anywhere from three to six months. Eventually, the hair will grow back. Still, this is a viable option for many to facilitate active lifestyles and temperaments. To achieve this state however, several sessions are required, and each treatment is very expensive, averaging around $400 a visit. Most people in the permanent hair removal industry define 'permanent' as being able to go months without having to shave again. Permanent hair removal using laser methods does achieve long-term hair removal but not permanent hair removal. Be advised that permanent hair removal terms and even semi-permanent hair removal terms can apply to periods of time of a few weeks to a few months. Clinical studies published in medical publications and to the FDA show that very few people achieve lasting, i.e. permanent results with permanent hair removal techniques. Other common methods of addressing permanent hair removal are laser, flash lamp, medications and topical ointments. Laser and flash lamp methods of permanent hair removal tend to work better on darker hair than lighter shades. Methods that work to lesser degrees are the use of oral prescription mediations, which obviously require constant use, and prescription strength topical ointments and preparations. These also require ongoing use to achieve results in permanent hair removal. Other methods of permanent hair removal with less satisfactory results are the use of electric tweezers, dietary supplements and non-prescription medications. Permanent hair removal is less likely with the use of tweezing, while half of people who tried a topical ointment achieved some degree of permanent hair removal, or at least to the degree that shaving was not required for at least a few weeks. Some studies have shown that many people are unable to achieve permanent hair removal for various reasons, whether genetic or otherwise. Knowing what a product claims to do and what it actually achieves are two different things, and it's up to the consumer interested in permanent hair removal methods to search for the one that suits their goals best. Many of these permanent hair removal methods are cost prohibitive for many consumers and they must resort to less effective measures. The bottom line is that there is no such thing as permanent hair removal. The most to be hoped for is reduction of time spent shaving, tweezing and plucking. The Word: What has it Changed in You Lately?
By Glenda Thomas In Matthew 13 Jesus relates a paprable to His disciples. This parable is commonly known as the Parable of the Sower. The focus was on the soils, so the focus of this article will be. The purpose of reading and studying the word of God must result in the transformation of the reader. If the reader, student or disciple simply reads and gets a clear understanding and does not apply the word to their life, what good is it? What kind of soil is your heart? What has the word of God changed in you lately? Jesus explained the different kind of soils and what the results of each soil type is. Now let's look at our heart and compare the results to see what kind of soil represents your heart. I will do an inventory of mine and you do and inventory of yours! The first soil is The Way side Soil: Matthew 13 :19 "When any one heareth the word of the kingdom, and understands it not, then comes the wicked one, and snatches away that which was sown in his heart. This is he which received seed by the way side". The second was Stony Ground: Verse 20 But he that received the seed into stony places, the same is he that heareth the word, and anon with joy receiveth it; 21 Yet hath he not root in himself, but dureth for a while: for when tribulation or persecution ariseth because of the word, by and by he is offended." The third is Thorny Ground: Verse 22 "He also that received seed among the thorns is he that hears the word; and the care of this world, and the deceitfulness of riches, choke the word, and he becomes unfruitful. " And finally the Good Ground: Verse 23 "But he that received seed into the good ground is he that hears the word, and understands it; which also bears fruit, and brings forth, some an hundredfold, some sixty, some thirty." Here is a list of some possible things we need to change: From: * Jealousy to Joy for successes of others.

* Lust to love
* Resentment to accepting responsibility for our lives and souls.
* Gossip to spreading the Gospel
* Fearfulness to Confidence and Trust in God
* Lying to speaking the Truth in love Just to name a few. When Jesus spoke the parable He gave a clear view of what He expects from us. If you are having difficulty in allowing the word to change you, - ask the Lord to remove whatever it is from you. Ask specifically for the Lord to remove all resentment. Of course, you cannot ask for the removal of resentment that you do not admit that you have. God already knows you have it. So just lay it out before Him. He will create in you a clean heart. Try the Lord. In conclusion I appeal to that deep part of you that knows you need to change, to let God make the changes that you release to Him. He will, and He is waiting for us to call on Him. We are His daughters through adoption obtained through the blood of Jesus Christ. Let the word of God make a change in you! When others see your good works they will glorify God. And when people ask how did this change happen in you, you will be able to share the transforming relationship you have with God, and invite them to do the same. God Bless,

The Truth
By Mark E. Baker John 1:14 And the Word became flesh and dwelt among us, and we beheld His glory, the glory as of the only begotten of the Father, full of grace and truth. W.E. Vines Bible Dictionary says this "truth," is used (a) objectively, signifying "the reality lying at the basis of an appearance; the manifested, veritable essence of a matter" - "the truth of God" is indicative of His faithfulness in the fulfillment of His promises as exhibited in Christ; the word has an absolute force in John 14:6; 17:17; 18:37, 38; in Eph. 4:21, "truth," not merely verbal, but sincerity and integrity of character. Have you ever stopped to consider that without absolute truth we could have not have absolute confidence? You might be saying what do you mean. I mean that if we could not have absolute assurance in something, then we could have not have confident expectation of that which we are wanting to see come to pass. That is what assurance is, isn't it, confidence that what we believe is the truth, and the truth is absolute and unchangeable. It is something that you can put your full and complete trust in. Knowing something to be truth gives you the ability to put your complete trust and reliance in it. Have you ever known somebody that was not truthful, who would say what ever was convenient? They say they will do something at a certain time, but very rarely would show up to do what they said they would do. Im not talking about circumstances prevented them from doing what they said they would do, Im talking about this is a habit with them. You know you can have no confidence that they will do what they said they would do. As a matter of fact, you might have more confidence that they will not do what they said they will do. We live in a world that is very much like this. You see and hear this kind of thing all the time, and many have lost their ability to believe or have confidence in any thing because they have been lied to so many times. I want to tell you, God is not like that. What He said is true 100 percent of the time, not just occasionally or when it is convenient but always. John 14:6 Jesus said to him, "I am the way, the truth, and the life. No one comes to the Father except through Me. The Holy Spirit is the Spirit of truth, which comes from God the Father. John 15:26 "But when the Helper comes, whom I shall send to you from the Father, the Spirit of truth who proceeds from the Father, He will testify of Me. We can have complete trust and complete confidence in Him. I heard a story about this Christian who lied to another Christian because they felt like they could not handle the truth. God is never like that. He will never lie. Lying never helps us or protects us. Just the opposite is true. It is the truth, and knowing the truth is what will make us free. You will never catch the Lord telling you a little white lie trying to spare your feeling. He will only speak the truth. Arent you glad? We can have absolute confidence that what He said will come to pass. This is the basis of our faith, this is how we know, and have full assurance. This is the beginning of being free. You first have to know the truth, and in knowing the truth, you shall be made free. Glory. If we have no confidence in what truth really is, how are we ever going to know and have assurance and have a basis for our faith. The answer to that is, we cannot. God is faithful to always honor His Word, and He wants us to be able to have complete trust in Him. The writer of Hebrews said He who comes to God must believe that He is, and He is a rewarder of those who diligently seek Him. (Heb:11:6.) John 8:32 "And you shall know the truth, and the truth shall make you free.'' God is truth. Nothing that is outside of the truth can make us free, ever!! Truth is truth, and there is no in between. There is no such thing as a little white lie. It is either the truth or not. Coming to an understanding of this will greatly help us to receive guidance and correction. Truth is what puts us on the right path and leads us away from destruction, if we will not receive it, how can God help us? We live in a society that doesnt want to receive any kind of correction at all. We are often more afraid of hurting someones feelings, than we are in seeing them set free.

Because of this attitude, many people can never come an understanding of the truth. It is contradictory to what they have chosen to believe. They wont accept that Gods Word is true, they choose to believe the circumstances instead. Many will believe their circumstances as the truth when it is contradictory to Gods Word and will say, see there, Gods Word doesnt work. The truth is it didnt work for them because they chose to believe a lie instead of the truth. I realize this sounds hard, but if we truly want to grow up then we have to understand this is the way God is. He is truth and can not lie. Numbers 23:19 "God is not a man, that He should lie, nor a son of man, that He should repent. Has He said, and will He not do it? Or has He spoken, and will He not make it good? Jesus is the manifested Word of God, full of grace and truth. We can always trust Him.
We ourselves have to walk this way if we want to be able to have confidence and assurance in, and believe that what God says is true, and will come to pass. You might say well what does that have to do with it, I thought we only had to have confidence in God and His Word. We do, but let me ask you this. If you are prone to speaking little white lies, then you know your words are not going to come to pass, how then are you ever going to have confidence that Gods words will come to pass? It erodes your faith and confidence in God and His word, when you wont speak the truth. You can't have confidence or assurance in God or His Word when you are constantly speaking lies. People who are like this are double minded and are in a constant state of confusion and never really come to an understanding of the truth. Our society wants to say there are no absolutes, do what you want, say what you want, but this is totally opposite of what Gods Word has to say. Jesus taught His disciples about believing their own words. He gave them and all who will listen, a lesson in believing and seeing the promises of God fulfilled. Lets read Mark 11:12 Now the next day, when they had come out from Bethany, He was hungry.
13. And seeing from afar a fig tree having leaves, He went to see if perhaps He would find something on it. And when He came to it, He found nothing but leaves, for it was not the season for figs.
14. In response Jesus said to it, "Let no one eat fruit from you ever again.'' And His disciples heard it.
20. Now in the morning, as they passed by, they saw the fig tree dried up from the roots.
21. And Peter, remembering, said to Him, "Rabbi, look! The fig tree which You cursed has withered away.''
22. So Jesus answered and said to them, "Have faith in God.
23. "For assuredly, I say to you, whoever says to this mountain, `Be removed and be cast into the sea,' and does not doubt in his heart, but believes that those things he says will come to pass, he will have whatever he says.
24. "Therefore I say to you, whatever things you ask when you pray, believe that you receive them, and you will have them.
25. "And whenever you stand praying, if you have anything against anyone, forgive him, that your Father in heaven may also forgive you your trespasses. Jesus response to Peters statement in vs. 21 was to make another statement. Have faith in God. Lets pay attention to this. We are about to get a lesson from the Master on how to do that very thing. Christians are always saying I wish I had greater faith, but Jesus is showing us right here how we must obtain it. We have a tendency to ignore His instructions and just keep on praying God give me greater faith. If we wont believe what He said, and act on it, how will we ever get the kind of faith we are praying for? The truth is we can't. We can only get this kind of faith by doing what He said. We know that what He said is true, and therefor we can act on it with assurance. Jesus said an incredible thing in vs. 23. He said if we say something, and have no doubt in our heart, but believe what we say will come to pass, then we will have whatever we say.
My question is this, did Jesus really mean if we believed that what we said would come to pass then we would have what we said? Is it possible He misspoke? No, He never misspoke. He is truth, what He said is the unshakable Word of God. We can believe Him. Jesus said if we believe what we say will come to pass, then we will have what we say. This is not mans teaching, Jesus said it. He is truth, what He said is truth, we have to get this settled if we ever want to gain a level of confidence and see our faith develop. If we want to walk in the miraculous then we have to do what the Word of God says. These are the instructions we have to follow. We have to believe what we say, or what we say will not come to pass. Can we believe what we say, when half the time what we say is a lie. The answer is no. It wont happen.
These are the instructions given by Jesus the master teacher in having faith in God.
They will work if we will but apply them! We as Christians should always speak the truth, we can start to develop confidence that the words we speak are going to come to pass by speaking the truth always. We have to make the choice and choose to believe that Gods Word is true and He is faithful to fulfill His promises. If we will dare to believe, and have confidence that what we say will come to pass we can see the miraculous. I have proven this to be true in my own life, and challenge all to do the same. Do you know Jesus as your Lord and Savior? Do you want to be a joint heir with Christ?
If so, I urge you to earnestly pray the following prayer. Dear Heavenly Father, I come to you in the name of Jesus. Your word says, and the one who comes to Me I will by no means cast out. (Jn.6:37), So I know You wont cast me out, but You take me in, And I thank you for it. You said in your Word, "whoever calls upon the name of the Lord shall be saved.'' (Ro. 10:13). I am calling on Your name, So I know You have saved me now, You also said, that if you confess with your mouth the Lord Jesus and believe in your heart that God has raised Him from the dead, you will be saved. For with the heart one believes to righteousness, and with the mouth confession is made to salvation. (Ro.10:9,10). I believe in my heart that Jesus Christ is the Son of God. I believe He was raised from the dead for my justification. And I confess Him now as my Lord, Because Your Word says, with the heart one believes to righteousness and I do believe with my heart, I have now become the righteousness of God in Christ. (2 Cor. 5:21), And I am saved! Thank You, Lord!
I can now truthfully say, I see myself as a born again child of God!

Rising Raisins and Pop Bottle Fountains - A Science Inquiry Experience - Part 2

Here, we take that knowledge and attempt to get lots of bubbles to form in one small area to create a "Pop Bottle Fountain". For this, you will need a two liter bottle of seltzer water. Soda will work fine but it tends to make a sticky mess. Seltzer water will just evaporate leaving no sticky residue. As far as clean-up is concerned, seltzer water is the winner. You will also need a hammer, nail, a piece of string about two feet long, some tape, and a candy Menthos. Menthos are mint flavored chewy candies found in the grocery check-out. There are six or eight in a package. Have the students make observations about a Mentho. They will note that its white, smooth, and not round. Ask them to observe the shell more closely. It really isn't as smooth as it appears on first glance. What do you think will happen if we place this in seltzer water? Carefully remove the cap from the seltzer bottle. Some gas will escape. Don't worry. Place the cap on the sidewalk so that the top is facing up. In this way something could be hidden under it, but that's not what is going to happen. Using the hammer, pound the nail through the top of the cap to make a hole. You are done with the hammer and nail. Run the string through the hole so that the cap is halfway up the string. Attach one Mentho to the end of the string that is going into the cap. Use some tape to do this. This attachment will be flimsy at best. Draw the attached Mentho up into the bottle cap by pulling on the string that leaves the top of the cap. Screw the cap (with the Mentho inside) tightly onto the bottle. Do not let the Mentho touch the seltzer water. You're ready for the fountain. Make sure it is pointing at no one. Count down, "Three, two, one!", and pull the string. The Mentho will be freed from the string and tape and drop into the seltzer water. There, the Mentho will provide lots of surface for bubbles to form very quickly. The pressure will build inside the bottle and the water will spray from the bottle as a gorgeous, though short lived, fountain. Quite exciting, indeed. Did the students guess correctly? What Most Marketing Gurus Don't Teach You

"Don't" they are all scams and not only suck money out of your wallet but drain you of your time and leave you with false hopes. Think about it people, these are marketing strategies that these paid surveys companies practice to get the most out of you and leave with little or nothing at all. Private Practice Marketing: Why You Should Absolutely Never Do a Free Consultation, Ever, Period
By Jeff Herring Private practice marketing is tough enough without being encouraged to give away your services. Yet somehow it has leaked into the "popular wisdom" of the coaching world that the way to get new clients is to offer a free complimentary consultation. I do not know where or how this got started, and I really don't care. What I do care about is that the people that I mentor and coach do not offer one! Here's why: The idea behind the free complimentary session is that if someone gets a little bit of your services they are going to want more. While it does make a certain amount of sense, it does not work in the real world. The reason this popular idea does not work is it communicates two things: 1. You communicate that you are willing to give away your services for free. When you do this in a first meeting, you communicate that the rest of your services are free or that your fees are negotiable. 2. You communicate that someone can get all they need in a one time session. While that is not your intention, it is what is communicated. I've heard it a thousand times from those I coach and mentor - very few people that do the complimentary session end up as clients. What to do instead Guess what? We already do an initial consultation. It's usually called a phone chat. In my in person or on the phone coaching, the first contact is most often by phone. The client and I chat for awhile, they tell me what is going on, I tell them what I think we can do together, and we then almost always set the first appointment. Fishing - Just the Basics
By Jack Phillips I've been fishing for over 50 years and even more frequently in the last 10 years; during this time I have learned a lot of countless things about fishing in general. The most important is that you can never know it all. Even a novice can show an old timer a trick or two. Over the years I've seen hundreds of anglers come to the areas I fish full of enthusiasm and determination and they end up leaving frustrated and confused. With just a little advice this could have made for a better experience and more than likely created another fishing addict like myself. It may take some time to turn you into that pro, but the enjoyment of the sport would be more easily realised. When starting out the very first thing you want is just basic information on where and when to fish. Sounds easy and generally just ask other anglers, lodge owners, bait store owners, heck just ask. Now for the fishing equipment, the rod and reel. Sounds simple enough, but maybe not. As in most other sports, cheap or poor equipment will result in poor results. As an example I met a fellow from southern Ontario (Toronto) while fishing here at home for Northern pike and asked him how the fishing was. His remark was that he was going to rent a boat and give it a try. So I asked him if he would like to go out with me that evening and he accepted. I met him at the dock and told him to load his gear in the boat and offered him a life jacket and away we went. I did not notice what he had loaded at first except he had a nice big new tackle box, as we moved away I asked where is your rod and reel. He went on to open his new tackle box and proceeded to pull out one of those pocket fisherman rigs. Of course I had a hard time from not laughing out loud, but went on to offer him one of my other rigs already in the boat. Once we hit the area I intended to troll he went on to politely say he wanted to use his own rod but asked what one of his lures he should use for northern pike. He had one large red and white spoon and I told him to use that and made sure he let out enough line for what we were doing. I believe I was praying for him to get the first strike and sure enough he did after about 15 minutes or so and the fun began. Now this pike he had on was I guessed about 15 pounds, not that big but the struggle with that little, short toy he had was hilarious to watch. I did not believe he would get the fish to the boat but he did although to fast, I had the net and told him to slow down, he did not hear me as I leaned over to net the fish he had it reeled up to about 2 feet from the tip of that little rod, all that pike did was lean on the line and he was gone. I must add here that he also had no leader on that rig. After that he was so excited and of course wanted to keep fishing, but asked if he could use one of my other rods which was fine because I wanted to see him really hook and land a nice fish. To shorten this story he did land 2 more northerns and a small walleye. Oh yes I did catch a fish, one walleye and one pike, but we had a new fishing addict here. The next day he went into town to the Canadian Tire store and got properly equipped. I imagine that young man from southern Ontario had some great tall tales to tell when he got home. I wonder how big that one that got away is Now! A light action graphite spinning rod and reel will handle most fish you will want to catch, plus it is light enough for the beginner to feel even the light hit of those walleye. So just get out there relax, take your time. Bring some coffee or lunch or even better catch your lunch and cook on one of the many small islands all over these northern lakes. Mostly just enjoy it all the fresh air, wildlife and scenery. Enjoy it all while your watching that loon, deer or even a moose feeding, a big walleye might just swim up and inhale your bait sending that twitch up your line through your rod to your fingers. Set the hook and there's lunch! Well that's enough from me time for supper and a 5 minute stroll down to the river and make a few casts and see what happens. By Matt Lee Your thyroid dictates much of your metabolism, any malfunction or disease afflicting this area may cause you to have problems in metabolism leading to a drastic problem with your weight --- you may either gain weight, lose weight, or may find that losing weight is harder than usual. Those that plan diets do not take into consideration how their thyroids and metabolism may affect their weight loss program. Most experts and even the media pitch in and recommend that the best way to lose weight is cut calories. Those with a condition called hyperthyroidism suffer from an overactive thyroid leading to one having his or her metabolism skyrocket. If this is the case, then you will probably lose weight fast. This is a nice proposition for some who wish to lose weight. However, this is actually hazardous to the health. Aside from the medical difficulties such a disease brings, one will also notice weight problems as a result. These people have trouble keeping on weight and may notice weakness and bulging of the eyes. This disease may need special treatment from doctors.
Hypothyroidism on the other hand works in the other direction --- slowing metabolism until the body gains weight at an incredible rate. Like hyperthyroidism, hypothyroidism causes a general weakness in the body. It too may need special treatment and may cause serious health problems if left unattended. While cutting calories in itself can be very hard for most people ?imagine, the people involved in life and death struggles at the supermarket regarding whether to buy that extra box of sweets, some have exactly the opposite problem. Instead of eating too much calories, which is a problem in itself, they eat too little calories instead. The problem with some is that they believe that since the experts say that they have to cut calories, cutting calories to an inordinate amount will reap greater results. Unfortunately, it doesn't work that way. While cutting calories helps diets, consuming too little calories pushed the body into a hoard mode, the body's metabolism slow to adapt to the lesser amount of available energy. If your body enters this mode, your body will work at such slow metabolism that losing weight becomes impossible. The technique here should be to reduce calories without the body slowing its metabolism. Only then can losing weight become easier. Another problem that can arise from decreased metabolism is that when your metabolism slows due to a drastic reduction in metabolism, and then you suddenly eat a good, hearty, calorie-filled meal, you are bound to gain more weight owing to the increased surplus of energy. This is why an imbalanced meal is highly discouraged among those that seek to lose weight. The sudden loss and increase of calories will cause an imbalance in one's energy consumption directly affecting fat deposit. Here is a simple computation to help you get to the right amount of calories you will need per day so that you get your nutrients in the right balance. First of all, multiply your weight in kilograms by 30. If you only know your weight in pounds, divide it by 2.2 to get to its English equivalent. We divide this number by 30 because that is the number of calories you need to maintain your weight per pound of weight. For example if your weight in pounds is 150, divide it by 2.2. That will give you a figure of 68.18. This is your weight in kilograms. Multiply this by 30 and you will arrive at the amount of calories you will need per day to maintain 150 lbs. You may consult a nutritionist to help you come lose weight. In the end it all comes down to math. If you consume more that your body needs, it stores it as fat. Now is probably a good time to start studying the back of those grocery cartons. Try to keep your diet at a 40% protein, 25% fat, and 35% carbohydrate meals at 300 calories per meal. Spread out these meals in a day for optimum results. While it may be simple computation to get at numbers, do not forget the earlier mentioned fact that the body adapts to its condition. The author, Dr. Barbara Starfield of Johns Hopkins School of Hygiene and Public Health describes how the U.S. health care system may contribute to poor health. Doctors, she stated, are the third leading cause of death in the U.S., causing 250,000 deaths every year. This information is a follow-up to the Institute of Medicine report December, 1999, but the data was hard to reference as it was not in peer-reviewed journal. Now it is published in JAMA which is the most widely circulated medical periodical in the world. DEATHS PER YEAR:
